About the Team

Our Real Estate team takes on the task of finding and managing over 1,600 stores, DCs, and offices. Their scope is pretty big, as we are a multi-national retailer with over 1,600 leased stores, offices, and distribution centers in the US, Canada, Puerto Rico, and Hong Kong.  The team also supports new store growth through market analysis and research with the industry’s best data resources and analytical tools.  In addition to supporting the stores, we work directly with the Real Estate Legal, Facilities, New Store Construction, and Finance teams.


About the Location

Hybrid Position based in Phoenix, Arizona

This position may be considered Hybrid based on PetSmart’s FlexSmart policy and business needs. A Hybrid work arrangement is considered to be a blend of onsite and remote work activity. Associates with a Hybrid work arrangement have a work space at Phoenix Home Office and can be required to come onsite between 1-5 days a week as determined by leadership and based on business needs.


About the Job

SUMMARY

This Director, Facilities Management position is responsible for facility maintenance, repairs, capital projects, contracted services and associated budget management for nearly 1,700 PetSmart stores. The scope of this position includes but is not limited to leading three functional groups: Facilities Repairs, Facilities Capital Improvements, and Contracted Services. This includes but is not limited to all major and minor repairs, i.e.; HVAC systems (repair and replacement), electrical systems, plumbing systems, warranty management, remediation and remodeling store components and managing chain wide programs including janitorial, waste, recycling, hazardous material disposal, pest control, landscaping and parking lot maintenance.   The position also leads the development and implementation of new solutions that are focused on making the stores easier to operate and less expensive to maintain.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Develops and controls a large complex multi-million dollar budget comprised of fluid capital and expense budgets to achieve a balance of cost control and service to stores. This includes leading the Facilities Repair Program and External Providers in providing daily and emergency services to all PetSmart stores.
  • Responsible for the strategic direction of our capital planning and spending as it relates to HVAC systems, Lighting, parking lots, roof replacements, fish systems and minor remodeling needs.
  • Responsible for the development and implementation of effective preventive maintenance programs that mitigate long term expenses while improving system uptime on building equipment and creating a safe and comfortable store environment for our Pet Parents, Pets, and Associates. Promotes innovation and solutions that immediately impact operations of stores and the bottom line
  • Identifies and implements proposals as it relates to long term planning for operational needs and related construction specifications.
  • Is required to facilitate analyses in order to make strategic decisions on capital investment in stores as is relates to the operational impact and P&L consequence.
  • Leads and develops vendor relationships, seeks out ways to leverage cost through contract negotiations, labor efficiencies and performance standards.
  • Partners with appropriate internal groups (Legal, Procurement) to successfully negotiate vendor relationships including scope of work, contracts, timing, etc. Leverages significant opportunities to work cross-functionally across the Phoenix Home Office with Store Operations, Merchandising, Supply Chain, HR, Finance, IS along with the entire Real Estate team
  • Leads the development of the Facilities Management team and their associates for continuity and long-range succession planning, and participates as part of a top Real Estate culture that is focused on associate development, trust, and recognition.
  • Plans and leads implantation of programs and services that will allow the stores to operate safely for associates, customers, and pets.
  • Develops and leads cross-functional processes to enhance the stores' experience with the facilities team, focusing on accountability, communication, and a shared sense of urgency.

EDUCATION and/or EXPERIENCE

  • Bachelor’s degree in business and 8 – 10 years' relevant professional experience.
  • Management experience required.
  • Retail experience preferred.
  • Advanced Degree Preferred.

SUPERVISORY RESPONSIBILITIES

  • Lead managers who supervise Teams of employees in the Facilities Department and will be responsible for the overall direction, coordination, and evaluation of this Team.
  • Carries out a leadership role in accordance with the organization's policies and applicable laws.

TECHNICAL SKILLS

  • Able to demonstrate advanced verbal communication and presentation skills.
  • Able to demonstrate advanced written communication skills.
  • Able to demonstrate intermediate proficiency using computer applications such as email, spreadsheets, etc.
  • Able to demonstrate advanced organizational and time management skills.
  • Able to demonstrate advanced telephone skills.
