Overview

The Building Operations Section in the Facilities Management Division (FMD) is seeking to fill several immediate openings for skilled Facilities Maintenance Constructors to join our Health through Housing operation. These positions are responsible for safely performing a variety of skilled work involving building maintenance, repair (light plumbing and mechanical repair), landscaping (mowing, weed eating) at various King County-owned hotels. The purpose of this recruitment is to fill 3 Term-Limited Temporary (TLT) positions or Special Duty Assignments and also to create a list of competitive candidates to fill future TLT positions. and special duty opportunities.

We are a workforce of over 300 dedicated employees, FMD operates and manages the County's capital assets by developing and maintaining cost-conscious, sustainable, high-quality facilities.
The Building Operations Section of FMD maintains approximately 3 million square feet in facilities where King County provides regional services, including the King County Courthouse and District Courts, Maleng Regional Justice Center, King County Administration Building, King County Animal Shelter, and several Public Health facilities. Our facilities range in age from 8 to 100 years, with equipment such as boilers, chillers, DDC controls, ventilation fans, pumps and compressors, and fire/life/safety systems.

Job Duties
  • Perform a variety of preventive maintenance functions and service checks on plumbing, painting, carpentry and minor electrical and mechanical engineering work as necessary to maintain safe and efficient systems within the hotel system
  • Respond to a wide variety of requests and urgent matters within the hotel system.
  • Inspect, troubleshoot, remediate, and coordinate repair through supervision
  • Plan, schedule and coordinate activities and work with other trades, divisions and outside agencies or contractors
  • Ability to interpret readings from meters & gauges and other measuring units. Ability to ensure security of guest room access and hotel property
  • Repair and replace broken pipes, fixtures, faucets, sinks, toilets, fountains, and valves
  • Build and maintain doors, window and related hardware including lock mechanisms, closures, keying system (electronic and mechanical)
  • Operate and understand basic television system, and electrical lighting systems through the hotel
  • Operate and maintain kitchen equipment, laundry equipment and HVAC systems throughout the hotel
  • Install, maintain, repair and modify environmental drainage systems and components.
  • Perform general custodial and floor care duties 
  • Respond to emergency alarms and trouble calls related to fire sprinkler systems; identify, repair malfunctioning components
  • Perform various grounds-keeping duties, such as watering, spreading mulch, debris and garbage clean-up and removal as needed
 
 
Experience, Qualifications, Knowledge, Skills
  • Have one year of demonstrated work experience in mechanical maintenance. Possess past professional experience and thorough knowledge in:
  • Safe and proper care and use of tools and equipment.
  • Related codes (plumbing, electrical, construction) and means of compliance. Standard construction practices, principles and knowledge of building systems.
  • Are skilled in mechanical repair and basic carpentry.
  • Have the ability to perform work at heights from ladders and scaffolding
 DESIRABLE SKILLS:
  • Trade experience in Plumbing, Carpentry, Painting, Electrical Skills, HVAC , PTac maintenance experience Room key card system operations
  • Knowledge of Preventive Maintenance procedures
  • Reasonable understanding of building equipment and hand tools Emergency procedure
Licensing/Certification Requirements:
HVAC, Plumbing, or Welding Certifications are desired, but not required

  • This position is non-exempt from the Fair Labor Standards Act and is overtime eligible.
